Construction Mortgage Specialist

Overview:
This position provides daily operational and administrative support to the construction mortgage function.
Facilitates lending activities by ensuring all construction and renovation requirements are met.
Reviews necessary systems, programs, and documents for accuracy and completeness.
Handles disputes, builder approvals, and payments within established Bank procedures and guidelines.
Responsibilities:
Operational Support - Orders all inspections for construction and renovation projects.
Reviews all received inspections to calculate payments based on inspection report and work completed.
Handles builder disputes when necessary.
Works closely with other departments to coordinate information and documentation crucial to lending activities.
Obtains all documents required during the construction process and reviews for acceptance.
Payments Processing - Processes and pays appraisal bills.
Calculates, processes, and issues draws advanced from construction loan proceeds or renovation funds to pay material suppliers, contractors, and subcontractors.
Builder Acceptance - Ensures all builders meet the Bank's requirements by verifying licenses and references.
Orders and reviews relevant builder reports.
Issues appropriate builder notification to the proper party handling renovation and construction loans.
Database Management - Maintains database for the builders including notification of subsequent builder approvals.
Qualifications:
Bachelor's Degree and 0 years of experience in Mortgage Loan or Accounting OR High School Diploma or GED and 4 years of experience in Mortgage Loan or Accounting Recommended Skills Administration Construction Databases Mortgage Loans Subcontractors Relationship Management Calculations Estimated Salary: $20 to $28 per hour based on qualifications.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
